Payments, Policies, and Cancellations

To ensure fairness and transparency for all guests and to maintain the quality of our booking process, please take note of the following terms:

1. Downpayment Policy

All downpayments are strictly non-refundable. This is due to the exclusive nature of reserving your chosen date, during which the unit is made unavailable to other guests. The downpayment serves as a holding fee and guarantees your reservation.

If the downpayment is not settled within 24 hours, we will send a follow-up email to remind you. If payment is still not received within the specified time, your booking will be automatically removed from our system without further notice.

2. Transfer of Reservation (No Cancellations Allowed)

Please note that cancellations are not allowed. However, the reservation may be transferred to another person (a different guest) as long as we are notified at least 5 days before the scheduled check-in date. This transfer must be communicated directly to the host and is only valid once confirmed. The original downpayment remains non-refundable.

3. Rebooking Requests

Requests to move your booking to a different date are allowed under the following conditions:

  • A rebooking fee of PHP 200 will apply.
  • The request must be made at least 3 days (72 hours) before the original check-in date.
  • The new requested date must still be available and is subject to the host’s review and approval.
  • Rebooking is not guaranteed unless officially confirmed by the host.

4. Final Payment Requirement

The remaining balance of your booking (as stated in your confirmation email) must be fully settled at least 3 days (72 hours) before your check-in date.

5. No-Show Policy

Guests who fail to arrive on their check-in date without prior notice will be considered a no-show. In such cases, the booking is considered paid and closed, and no refunds or transfers will be issued.

6. Guest Conduct and Property Rules

Guests are expected to behave respectfully and responsibly during their stay. The following are strictly prohibited and may result in immediate cancellation of your stay without refund:

  • Causing intentional or reckless damage to the property, furniture, or fixtures.
  • Engaging in disruptive, unsafe, or disrespectful behavior toward other guests, staff, or neighbors.
  • Hosting unauthorized events, parties, or gatherings.
  • Participating in or facilitating any illegal activities on the premises, including but not limited to drug use, gambling, or any activity prohibited by law.
  • Failure to adhere to the specific house rules or policies of the property you are booked in.

    Note: Each property under OPMMI may have unique rules depending on location, building management, or host requirements. Guests are responsible for reviewing and complying with the policies of the exact unit they are renting.

Any violations may also lead to additional charges, reports to local authorities, and a permanent ban from future bookings with OPMMI.
